Rental Agreement 


Once the host has accepted your booking request, you'll be asked to complete the Renters Terms acceptance process—you have 24 hours to do so.

If you complete this process, the booked room will be successfully rented to you for the requested period.

The Renters Terms acceptance process on Urbansharedspace.homes consists of three parts, which you can easily complete in the Payment section:

Read and Accept the Renters Terms:
By accepting the booking request, a proposal for the conclusion of the Renters Terms will be submitted. This agreement is concluded between you and the host for the specified period. We strongly recommend that you carefully read the Renters Terms to familiarize yourself with all rights and obligations of both parties, as this document is crucial, especially in case of unexpected events. The agreement can be accepted from anywhere in the world. You will officially accept the Renters Terms by paying the first month's rent.

Pay the First Month's Rent:
The final step in the acceptance process is the payment of the first month's rent. This payment serves as a double guarantee: you guarantee the host that you will use the accommodation during the requested time period, and the host guarantees that the room will be rented to you and not to someone else. This guarantee is significant if the accommodation is booked well in advance. You can make the payment in the "Payments" section by clicking the "Pay Now" button. The application will then show you all possible payment methods and the necessary details.

If the Renters and Hosts Terms acceptance process isn't completed within 24 hours:
If you do not complete the acceptance process within 24 hours of the booking request being accepted, the host has the right to cancel the entire reservation according to the Renters Terms. It's up to them to decide whether to wait for you to complete the process.

If you already know that you can't complete the acceptance process within the 24-hour period but still want to secure the booking, contact the host through the "Inbox" section and explain your situation. We believe that you'll find a solution together.

Standard 24 hours. If the Renters Terms acceptance process isn't completed within 24 hours after the booking request is approved (or not at all), the host has the right to cancel the entire booking.

It is their sole responsibility to decide whether or not to wait for the process to be completed.

If you know you can't complete the acceptance process within 24 hours but still want to secure this booking, contact the host through the "Inbox" section and explain your situation. We believe that you’ll be able to find a solution together.

Yes, modifying the data in exceptional cases is possible even in the agreed (and therefore valid) Renters Terms.
The most common modifications to the Renters Terms requested by our residents include:

Adjusting the Move-In Date:
Whether you wish to move into the selected accommodation earlier or later than the agreed start date, such changes must be registered. Only our Customer Support team can modify the start date of the Renters Terms.

First, however, you must discuss these changes with your future host and obtain their consent.

Before contacting our Customer Support team, you should provide proof of your host's approval, such as a screenshot or printout of the conversation where the host approved the changes, or refer to the conversation in Inbox.

Based on this proof, the existing signature on the current agreement will be removed, and the start date will be updated.

No further action is required if you have already paid the first month's rent.

Extending Your Stay:
Just as changing the move-in date is straightforward, extending the Renters Terms is also typically hassle-free. Hosts usually have no problem extending your stay if the space is available. You can click on Extend Stay on the right side in Inbox.


Adding Other Residents to the Renters and Hosts Terms:
Currently, our system does not allow for the direct addition of other residents to the existing Renters Terms. However, such arrangements can be accommodated by asking the host directly first. We can collect an extra-guest fee after the initial booking is paid.
Contact your host first if you need to cover the stay for additional individuals.

Other Modifications:
Do you need to make other modifications to your Renters Terms? Whether you need to change dates or other details, contact our Customer Support team at support@Urbansharedspace.homes, and we will assist you.

Terminating the Renters and Hosts Terms:
It's possible to terminate the Renters Terms even if you decide not to move into the Urban Shared Space space at the start of the agreement without providing any reason.

The termination becomes effective immediately upon delivery of the termination notice to the host (i.e., as soon as the host learns of your decision to withdraw from the agreement).

Cancellation Policies:
The type of cancellation policy applied depends on the preferences stated by the host in the listing description. Details about the host's cancellation policy can be found in the booking request or the listing description on Urbansharedspace.homes.

Cancellation Policy: Free 7
Your 1st month's rent will be refunded 100% if you cancel up to 7 days before.

Cancellation Policy: Free 14
Your 1st month's rent will be refunded 100% if you cancel up to 14 days before.

Cancellation Policy: Free 30
Your 1st month's rent will be refunded 100% if you cancel up to 30 days before.

Cancellation Policy: Full
Your 1st month's rent will be refunded 50% if you cancel up to 24 hours before.

Cancellation Policy: Flexible
Your 1st month's rent will be refunded 50% if you cancel up to 7 days before.

Cancellation Policy: Moderate
Your 1st month's rent will be refunded 50% if you cancel up to 14 days before.

Cancellation Policy: Strict
Your 1st month's rent will be refunded 50% if you cancel up to 30 days before.

Cancellation Policy: Non-refundable
No cancellation after a booking is accepted.

Nb. The host selects the cancellation policy. The service and transaction fees are non-refundable.

To cancel your booking, please use your booking details.

Yes. If the Urban Shared Space space is significantly misrepresented through the information provided in the listing at the time your booking request was sent to the host (upon completion, the current status of the listing is saved in our system database), you have the right to withdraw from the Renters Terms until 3 p.m. on the day following your move-in date.

For example, if the handover takes place on a Tuesday, you can withdraw from the Renters Terms until 3 p.m. on Wednesday if the space doesn’t match the listing description.

In the event of a discrepancy with the information provided by the host on Urbansharedspace.homes, you are entitled to a refund of the first month's rent, as the Renters Terms will be terminated from the start date.

What to do in this case?
If the booked accommodation doesn’t match the listing description from the moment the booking request was sent to the host, immediately notify our Customer Support team by email (support@Urbansharedspace.homes).

Please describe exactly where the discrepancy occurred and include evidence, such as photos of the booked accommodation. Our Customer Support team will contact you as soon as possible.

The option to withdraw from the Renters Terms is no longer available once you confirm the smooth handover of the accommodation or the withdrawal deadline expires (i.e., by 3 p.m. on the day after the handover).

Early Termination of the Renters Terms:
Early termination can occur for various reasons and circumstances, typically listed in the Renters Terms or applicable law. These reasons often include personal situations or rights violations and obligations by either you or the host.

Mutual Agreement Termination:
The most common early termination is mutual agreement, where you and the host agree on a move-out date or compromise.

The host will initiate this from their Urbansharedspace.homes login, creating an amendment to the Renters Terms.

Once the amendment is agreed upon online, the system will update your booking accordingly. You are then only responsible for the days you actually stayed in the accommodation.
